Here are three reasons why you should hire a Realtor for new construction.
Buyers always ask us, “Why do I need a Realtor when I have a builder representative who’s helping me already?” There are three good reasons why hiring a Realtor can help you in that situation:
1. You want someone who represents you. The builder representative is employed by the builder and looks out for their interests. They might not even be a Realtor. You want someone who is representing your interests.
2. A Realtor can mediate difficult situations. Building a home is stressful, and when the buyer and builder can’t agree, a Realtor can act as a mediator. Many times, we’ve been able to come up with a solution that works for both sides.
3. The buyer may not know what they’ve gotten into. A lot of builder contracts are made to benefit them. That’s fine as long as you understand them completely. You don’t want to find out that you can’t do what you need to after you’ve signed the contract.
Having a Realtor on your side during the new-construction process is the best way to know what to expect. If you have questions about this or any other real estate topic, feel free to call or email us. If you’re moving out of state and need a Realtor, we have vetted agents all around the country.
