1. You want someone who represents you. The builder representative is employed by the builder and looks out for their interests. They might not even be a Realtor. You want someone who is representing your interests. 

2. A Realtor can mediate difficult situations. Building a home is stressful, and when the buyer and builder can’t agree, a Realtor can act as a mediator. Many times, we’ve been able to come up with a solution that works for both sides.

3. The buyer may not know what they’ve gotten into. A lot of builder contracts are made to benefit them. That’s fine as long as you understand them completely. You don’t want to find out that you can’t do what you need to after you’ve signed the contract.
