Welcome to part two of our series on the biggest mistakes you should avoid in our real estate market. If you missed part one, you can check it out here. Here are the last few mistakes not to make when buying or selling:
6. Not amending your seller’s disclosure list to reflect an inspection. When something is found during an inspection and the deal falls apart, you need to update your disclosures to include any items that were found. This one can put you in a world of hurt legally speaking, so you should speak with your Realtor before making any changes.
7. Leaving your disclosures incomplete. As a seller, disclosures exist to protect you more so than the buyer, so make sure they are rigorous and don’t leave anything out.

8. Not being transparent with your Realtor. We recently heard of a client who was planning on installing a pool in their new backyard, but they never told their agent! The client never checked with an expert, so they got all the way to closing before figuring out that the area they lived in didn’t allow pools. This story just goes to show that you need to talk to your agent so they can inform you about anything that may come up.
